This notice explains how Meraya Capital Real Estate L.L.C. (“Meraya”, “we”, “us”) handles information in connection with this website and enquiries made directly to us. Meraya is responsible for personal information it receives and determines how to use. For privacy questions or requests, contact:

The Current Website

This website lets you explore property information, request downloads, save a shortlist and contact Meraya. When you submit a form, we use the information you provide to handle your request. A confirmation appears only after the request has been accepted. If delivery cannot be confirmed, you can retry or contact us by email.

The enquiry service is designed to use Zoho CRM for enquiry records, Resend for email delivery, Cloudflare Turnstile for bot protection and Upstash for temporary rate-limit counters. The services used depend on the delivery connections enabled for your request. WhatsApp links open a conversation with Meraya through WhatsApp. Messages are sent only when you choose to send them in WhatsApp; its own terms and privacy policy apply.

Information You Choose to Provide

Enquiry forms contain fields for your name, email, optional phone or WhatsApp number, country of residence, market, property interest, optional budget, timeframe and message. Business enquiries also include a business name and optional website. Download requests collect your name and email, with an optional contact number, and identify the document you requested. Submissions include any guide or shortlist you chose to discuss, the page path, a submission reference, the time received, your privacy acknowledgement and any optional email-marketing request. Where present on that page, campaign source, medium and campaign labels are included; other query parameters are not copied into the enquiry. Unsubmitted entries stay in the page and are not saved by the site to browser storage.

If you email us, we receive your address, message, attachments and any contact, property or business information you include. Share only what is needed for your enquiry. Do not send passports, payment-card details, bank statements or sensitive personal information through this website or an initial email.

Booking a Call

Where online scheduling is available, the booking calendar is provided by Zoho Bookings. Opening the Book a Call page loads the embedded Zoho calendar and connects your browser to Zoho. You can also open its booking-page link directly. Zoho receives browser and network information, and the contact details, appointment time, time zone and other information you submit through its booking form, to arrange your appointment. If online scheduling is unavailable, you can email us to arrange a time.

Booking information may be synchronised with Meraya’s connected calendar and Zoho CRM where those integrations are enabled. Booking a call does not enrol you in marketing. Read Zoho’s Privacy Policy for its handling of information. We do not automatically pass your website shortlist, filters or enquiry-form entries to the booking page.

How Information Is Used

Information sent directly to Meraya is used to provide requested downloads, respond to your request, clarify your interests, arrange a conversation and, where requested, prepare an introduction or discuss our UAE brokerage services. It may also be needed to maintain relevant correspondence, handle complaints and meet applicable legal obligations.

Where applicable law requires consent, we seek it for the stated purpose. Other permitted grounds may include steps you request towards a contract, contractual obligations, legal duties and legal claims. An acknowledgement of this notice is not consent to unrelated marketing. You may withdraw consent by contacting us; this does not invalidate earlier lawful processing.

Shortlists, Cookies and Browser Storage

When you save a property, the website stores up to three property references in local storage on your device. They remain until you remove them, choose “Clear shortlist” or clear the site’s browser data. No name, email or form message is stored with that shortlist. Anyone using the same browser profile may see the saved properties.

Market filters, search text, timeframe and selected property references can appear in the page address. Shared links and browser history may therefore reveal those choices. Avoid typing personal or sensitive information into the property search. Calculator inputs and checklist progress are used within the page and are not sent to Meraya.

This version does not include advertising pixels or visitor analytics. Images and fonts are served with the site. Vercel hosts the website; serving requests can involve network addresses, requested pages, browser details and request times. When the enquiry service is connected, Cloudflare Turnstile processes browser and network signals to check for automated abuse. Upstash stores a counter associated with a keyed hash of a submitted email for up to one hour, together with a short-lived overall counter; it does not receive the enquiry message.

Introductions and Service Providers

A website enquiry is received by Meraya and is not automatically forwarded to developers or partners. If you request an introduction, we will explain the intended recipient and information to be shared, and obtain any permission required before doing so. A provider receiving your information may have its own privacy notice and responsibilities.

Email and other service providers may process correspondence needed to deliver their services. Information may also need to be disclosed to professional advisers or authorities where legally required. Meraya does not sell enquiry data. The optional email-updates box records a request separately from your enquiry; leaving it unchecked does not affect our response. It does not itself enrol you in a mailing list. Any later marketing enrolment must respect your confirmation, preferences and previous opt-outs. You can withdraw a request by emailing us.

International Handling

Meraya is based in the UAE, while the property markets and providers described on the site include Indonesia, Thailand and the UK. An introduction or service provider could therefore involve processing outside the UAE. Before making a transfer, the relevant destination, recipient and applicable legal safeguards must be established; merely browsing a market page does not authorise a transfer of your enquiry details.

Retention and Security

Accepted submissions are recorded through the connected enquiry service; if delivery cannot be confirmed, the form preserves your entries on the page so you can retry or contact us by email. The website does not store a separate copy of your message in browser storage. You control the lifetime of your saved shortlist through the clearing options above. Browser autofill, downloaded documents and browser history are controlled by your browser and device settings.

For enquiries and correspondence, retention depends on the request, any resulting relationship, applicable recordkeeping duties and the need to resolve disputes. Ask us for the retention criteria for your correspondence. No transaction retention period is established by this website notice.

No online channel can guarantee complete security. Limit what you send, use a private device for sensitive correspondence and contact us if you believe information has reached the wrong recipient. Identity or transaction documents should be requested through an agreed process, with a separate explanation of their handling.

Your Choices and Rights

Depending on applicable law, you may request information about processing, access to your data, correction, erasure, restriction or cessation of processing, and a portable copy where the relevant conditions are met. Legal retention duties and other exceptions can limit particular requests. You may also raise a complaint with the competent data-protection authority. These rights are described in the UAE Personal Data Protection Law.

Email us with “Privacy Request” in the subject and explain what you need. We may ask for proportionate information to verify your identity and locate the relevant record. Please do not attach identity documents unless we explain why they are needed and how to provide them securely. We will respond in accordance with applicable requirements.

The site does not make automated decisions about investment suitability, credit or eligibility. Its filters use your selections; its calculator applies the inputs you enter. Neither is a personal assessment.

External Links, Children and Updates

Following an external link takes you to a service with its own privacy practices. This notice does not cover that service. Our property and business services are intended for adults; do not use the enquiry journey to provide information about children.

We will update this notice when the website or information-handling arrangements change. The date above identifies this version. Material changes will be explained before any new collection begins.
