About These Terms

These terms describe use of the Meraya website, its property information, documents and tools. The website is operated for Meraya Capital Real Estate L.L.C, at Office 2504, The Citadel Tower, Business Bay, Dubai, UAE. Contact info@merayacapital.com with questions about the site or these terms.

This website does not accept purchases, reservations, deposits or fund subscriptions, and an enquiry does not create a transaction. A separate written agreement is required for any brokerage service, introduction arrangement or transaction.

Meraya’s Role

In the UAE, Meraya is a licensed real estate broker selling directly. Across Indonesia, Thailand and the UK, we introduce you to the trusted provider behind each opportunity.

Meraya does not offer, distribute or advise on funds or other financial products. Outside of our directly licensed UAE brokerage activity, Meraya does not hold client money, manage property or fund assets, or provide regulated financial advice.

Property fund content is general educational information only. Meraya does not offer, promote, distribute or advise on funds or other financial products. A property brokerage licence is not authorisation to carry out those activities.

The responsibilities and contracting parties for a particular opportunity must be confirmed in its transaction documents. A developer, operator or partner logo does not itself establish an agency relationship, guarantee or endorsement of every statement on this site.

Property and Fund Information

Prices, unit types, areas, payment plans, completion dates and availability are based on supplied or identified source material. They may change, and some refer to original launch terms. Confirm the current specification, availability, ownership rights, charges and payment schedule in writing before making a decision.

Descriptions, photographs, architectural renders, maps and brochures are illustrative information. Renders can show proposed designs, optional finishes, landscaping or facilities that are not completed or included. General market photographs do not depict every property. Hero landscapes use AI-adapted design imagery and do not depict listed properties. Floor areas and plans are subject to their stated measurement basis and final documents.

Provider projections are forecasts, not achieved results or promises. Rental income, capital growth, fund distributions and resale opportunities are not guaranteed. Property and fund interests can be illiquid, and capital can be lost. Fund eligibility, fees, usage benefits and exit rights depend on the governing documents.

Information and Planning Tools

The site provides general information. It is not personalised legal, tax, mortgage or regulated investment advice. Obtain advice appropriate to your circumstances and independently assess the documents, provider and risks before proceeding.

Calculators illustrate arithmetic using the amounts and assumptions entered. They are not finance offers, valuations, tax assessments, exchange conversions or estimates of investment returns. Filters and shortlists organise your selections; they do not establish suitability or availability.

Enquiries and Communication

Saving a property, downloading a brochure or making an enquiry does not reserve anything or commit either party to a transaction. An “Enquiry received” or “Request received” message confirms receipt of a request only; any appointment, introduction or engagement requires separate confirmation.

When contacting us directly, provide accurate information and use contact details you are authorised to share. Do not include another person’s confidential information without authority. A business enquiry does not create a partnership or entitlement to a listing.

Use the contact details on this site to verify any unexpected payment request. This website has no payment facility.

Fees and Third-Party Costs

For off-plan purchases and introductions, Meraya is paid by the developer or provider, not by you. For resale purchases in the UAE, the buyer’s brokerage fee is agreed with you in advance.

That statement concerns fees payable to Meraya. Developer, fund, legal, registration, tax, finance, management and other third-party costs may still apply. Confirm all charges and any referral or commission arrangements relevant to your transaction before signing an agreement.

Permitted Use and Content Rights

You may browse the site and use the available download functions for your personal consideration of opportunities. Copyright, trademarks and other rights in the site, logos, photographs, renders and brochures belong to their respective owners. Downloading a file does not transfer those rights or give permission to republish it.

Do not copy the site for a competing service, commercially redistribute its materials without permission, misrepresent your association with Meraya or a provider, interfere with the service, introduce malicious code, attempt unauthorised access or collect other visitors’ information. Any rights granted by applicable law remain unaffected.

External Services and Availability

External websites, provider documents and services may have separate terms and privacy notices. Meraya does not control their operation or subsequent changes. Check the source, date and current status of any material you rely on.

We may correct, update, suspend or remove website content and tools. Continuous availability and error-free operation are not promised. Keep your own copies of information relevant to a proposed transaction and check them against the final signed documents.

Responsibility and Your Legal Rights

Please tell us about errors so they can be reviewed. To the extent permitted by applicable law, Meraya is not responsible for losses resulting solely from using general website illustrations as a substitute for confirmed transaction documents or appropriate professional advice.

Nothing in these terms excludes liability that cannot lawfully be excluded, removes mandatory consumer rights, or replaces obligations in an agreement you enter into with Meraya. These terms do not guarantee another party’s performance or alter that party’s own legal responsibilities.

Applicable UAE law governs use of this UAE-operated website, subject to any mandatory protections or jurisdiction rules that apply to you. Transaction agreements may contain separate governing-law and dispute provisions. These website terms do not impose an exclusive court or arbitration requirement.

Updated terms will be posted here with a revised date. A website update does not retrospectively amend a signed transaction agreement.
